When geodetic division is needed
Division means separating one common property into two or more new properties. It typically arises in:
- Inheritance division — deceased leaves property to multiple heirs;
- Co-owned property division between non-relatives;
- UPI division after an approved PUP for splitting the plot into two or more UPIs;
- Building division — into independent objects or functional zones.
Every division has a legal side (agreement or court ruling) and a technical side — our work: geodetic survey and cadastral map amendment project.
Types of division we perform
Voluntary division
When all co-owners agree. A notarized division agreement is prepared, with us providing technical support — sketches and division project.
Judicial division
When there is no agreement, a claim is filed with the district court. We perform technical expertise, or technically execute the court’s ruling after it enters into force.
Agricultural land division
Especially relevant in Pleven and Sofia regions. We carefully observe minimum land plot sizes per law, and ensure access to road infrastructure for newly created properties.
UPI division
Requires first an approved amendment PUP, after which comes the geodetic and cadastral realization.

Frequently asked questions
How is agricultural land divided by cadastre?
The procedure: 1) Voluntary division agreement between heirs (notarized) or court ruling for judicial division; 2) Geodetic survey when needed; 3) Cadastral map amendment project; 4) AGCC submission and approval; 5) Receiving new sketches with new identifiers. Total time: 2–4 months.
How much does property division cost by cadastre?
For standard division of agricultural land between 2-3 heirs in Sofia and Pleven — from 350 BGN excl. VAT for geodetic and cadastral work. Notary and state fees are separate.
Can division be done without all co-owners' consent?
Not voluntarily. Without all parties' consent — only judicial division. When the court rules, we technically execute the geodetic and cadastral part of the ruling.
